We provide high quality, well-supported Appraisals for Divorce, Bankruptcy, Property Tax Appeals, Probate and Estate Planning and most other situations where a client needs an accurate assessment of the value of their residential property. Much of our experience is with Complex Residential Properties.

CUSTOMIZED REPORTING A good Appraisal can tell you much more than just an opinion of value. While each Appraisal includes basic research and reporting, we recognize that each Appraisal assignment is of a specific property, for a specific user and may have specific, unique requirements. When you contact us with the basics of your valuation problem, we can formulate a report that will include all the data which will help you to more clearly draw the conclusions you're looking for. Whether your requirements are simple or complex, our Engagement Letter will spell out what we will do for you and your clients.

APPRAISALS We provide high quality, defendable and unbiased appraisals. In addition to the Appraisal Analysis and Report, we support our analysis and provide good levels of follow-up consulting to answer questions that may arise. If your case does go to court, we can even testify in defense of our Appraisal.

REVIEW APPRAISALS Do you already have an appraisal but are unsure if it is reasonable? A review of the appraisal in question will study whether the analyses, opinions, and conclusions are appropriate and reliable and help you determine if it should be relied upon.

APPEALING PROPERTY TAX ASSESSMENTS Rapidly declining prices in many neighborhoods have many people thinking about challenging their tax assessment. One of the factors needed for this process is a current property appraisal. We  can provide a high quality, unbiased, fully-supported appraisal analysis report. This is a key component in the process and should be done by an experienced and ethical appraiser, because it will likely be highly scrutinized and reviewed by the Board of Revisions and their experts.

FEES
Fees vary, depending on the complexity of the assignment, and are based on the time and effort needed to meet your needs and intended use. Appraisal fees for conforming homes, requiring simple reporting typically start at $300 within our Primary Counties and $350 in the Secondary Counties. Appraisals of complex properties are more time consuming and will be quoted on an individual basis. Likewise, fees for a limited analysis requiring only simple reporting are lower than those of traditional appraisals, and will also be quoted on an individual basis. However, additional costs may arise if court appearances or other post-reporting support is required. Please contact us for a detailed Engagement Letter.
