WHY GET AN APPRAISAL? For most homeowners, their house is their largest investment and their largest expense. While there are several "do-it-yourself" methods available, the best and most reliable way remains an appraisal  by an experienced and unbiased independent appraiser. If you are needing your home's value for legal or lending purposes, an appraisal by a Licensed Appraiser will usually be required since it is the industry standard, recognized as the best, most reliable way to estimate a home's market value.

PRE-LISTING / FSBO VALUATIONS Realtors are often willing to provide a limited market analysis, which includes an estimate of market value. However, they are offering this service as a marketing tool to get your business and their assessments may be somewhat biased or limited in scope. Kohnle Appraisal Services can provide an accurate, impartial, thorough appraisal of your home's value as you consider placing it on the market.

APPEALING PROPERTY TAX ASSESSMENTS Rapidly declining prices in many neighborhoods have many people thinking about challenging their tax assessment. One of the factors typically needed for this process is a current property appraisal. We  can provide a high quality, unbiased, fully-supported appraisal analysis and report. This is a key component in the process and should be done by an experienced and ethical appraiser, because it will likely be highly scrutanized and reviewed by the Board of Revisions and their experts.

TRACKING PROPERTY AND NEIGHBORHOOD VALUES Many homeowners keep track of sales in their neighborhood but have limited information on the variations in size and amenities, and how those affect values and marketability. While the internet provides many free valuation sources, these AVM's (Automated Valuation Models) are computer-run statistical models and cannot take into account condition, quality or other factors that significantly affect all home values. DETERMINING IF REMODELING WOULD BE COST-EFFECTIVE Many homeowners make improvements that affect the value of their homes. An Appraisal that estimates your  home's current value, as well as its value whith the remodeling assumed to be completed, will help you make informed choices to get the best return on your investment and limit your risk of improving more than your neighborhood would support.

FEES Fees vary, depending on the complexity of the assignment , and are based on the time and effort needed to meet your needs and intended use. Appraisal fees for conforming homes, requiring simple reporting typically start at $300 within our Primary Counties and $350 in the Secondary Counties. Appraisals of complex properties are more time consuming and will be quoted on an individual basis. Likewise, fees for a limited analysis requiring only simple reporting are lower than those of traditional appraisals, and will also be quoted on an individual basis. Fees are payable at the time of inspection.
